How we work

From Raw Land to Finished Asset

Every acquisition runs the same route — sourced, underwritten, negotiated and closed, with due diligence managed the whole way through.

Discuss an acquisition

Research

We scan the market and our private network for sites that fit the brief — zoning, servicing and assembly potential.

Analysis

Comparables, yield modelling and exit scenarios, so the number you offer is grounded in evidence rather than optimism.

Offer Negotiation

We structure the offer, advise on conditions and negotiate on your behalf through to a firm deal.

Purchase

Closing run end to end through the brokerage, with title, funds and paperwork coordinated on your behalf.

Due Diligence Management

Surveys, environmental, zoning confirmation and vendor disclosure — tracked and cleared before conditions come off.

The firm

Three Decades Advising Toronto’s Buyers, Sellers, and Investors.

Two specialist teams, one standard of service — backed by deep local knowledge and a network that reaches well beyond the open market.

Questions

Frequently Asked Questions

If your question is not here, get in touch and we will answer it directly.

Which areas do you cover?

We work throughout the Greater Toronto Area, including Toronto, Vaughan, Markham, Richmond Hill, Mississauga, Brampton, Milton and the surrounding municipalities. If you are looking outside that footprint, tell us — we can often refer you to someone we trust.

Do you work with buyers, sellers, or both?

Both — as well as landlords, tenants and investors, on the residential and the commercial side. Many of our clients work with us across more than one of those roles over time.

What is an off-market listing?

It is a property that is not publicly advertised on MLS. Sellers choose this route for different reasons — privacy, timing, or testing interest before a full launch. We share these opportunities discreetly with registered clients whose brief matches the property.

What does it cost to work with a buyer’s agent?

In most residential resale transactions in Ontario, the listing brokerage offers compensation to the cooperating brokerage representing the buyer. Arrangements vary by transaction and are always set out in writing in a representation agreement before we start working together, so there are no surprises. We will walk you through the specifics for your situation.

How long does a purchase usually take?

It varies a great deal. The search itself can run from a few weeks to several months depending on your criteria and market conditions. Once an offer is accepted, closing dates in Ontario are commonly set between 30 and 90 days out, subject to financing and any conditions.

How do I get started?

Book a consultation or give us a call. The first conversation is simply about understanding what you need — there is no obligation to proceed.
