Buying or selling a home is a financial decision first.

We bring the same underwriting discipline we use on commercial deals to residential files — pricing that holds up, negotiation that protects your position, and a process you can actually follow.

What we do

Three ways we work with homeowners.

No volume targets, no listing quotas. We take files where our advice actually changes the outcome.

Selling your home

Pricing built from real comparables, not a wishful CMA. Professional photography, a written feature sheet, and paid distribution on every listing.

  • Pre-list valuation & strategy
  • Staging & photography included
  • Offer-night management

Buying a home

We tell you when to walk. Every property we show comes with a read on the price, the neighbourhood trajectory, and what the last three comparables actually closed at.

  • Off-market & pre-list access
  • Condition & inspection guidance
  • Firm-offer negotiation

Investment & income property

Duplexes, triplexes, and small multifamily. We underwrite the rent roll before you write the offer — cap rate, vacancy assumptions, and capex reserve included.

  • Rent roll & cash-flow modelling
  • Legal-suite verification
  • Portfolio strategy
How it works

Four steps. No surprises.

You’ll know what happens next at every stage — and what it costs before you commit to anything.

01

Valuation call

Twenty minutes, no obligation. We give you a real number and the comparables behind it.

02

Prep & strategy

Staging, photography, repairs worth doing and repairs that aren’t. We handle the vendors.

03

Launch & showings

MLS, paid social distribution, and a private broker preview before it goes fully public.

04

Offer & close

We manage the offer table, the conditions, and the lawyer handoff through to closing day.

Where we work

Submarkets, not postal codes.

We track the streets we sell on. Pricing, days-on-market, and buyer depth vary block to block — here’s where our team has depth.

Common questions

Before you call us.

What’s your commission?

Standard GTA structure, disclosed in writing before you sign anything. We’re happy to walk through exactly what the listing side and cooperating-brokerage side each cost, and what’s included — photography, staging consultation, feature sheet, and paid distribution are not extras.

Do you take every listing?

No. We take files where our advice changes the outcome. If your home is straightforward and priced to move, a volume brokerage will serve you just as well for less friction. If it needs positioning, has a complicated story, or you want it handled quietly, that’s where we’re worth the call.

Can you sell my home off-market?

Yes. We maintain a vetted buyer list and a broker network for owners who’d rather not advertise. Off-market usually means a slightly narrower buyer pool, so we’ll be straight with you about the trade-off between discretion and price discovery before you decide.

Do you work outside Toronto?

We’re licensed across Ontario. Our depth is in Toronto and the GTA — Vaughan, Mississauga, Hamilton, Burlington. If you’re further out, we’ll tell you honestly whether we’re the right fit or refer you to someone who is.

I’m a first-time buyer. Is that a fit?

Absolutely — as long as you want a real conversation about what you can afford and what the property is actually worth. We’ll walk you through land transfer tax, the first-time buyer rebate, and what conditions matter.
