A boutique Ontario brokerage built around senior producers. Better splits, real marketing budget, in-house deal services, and a brand you’d be proud to put on a card. By application only.
We have the same conversation with almost every senior agent we meet. The split drifts in the wrong direction each year. The “marketing department” is a Canva folder. The leads get spread across people who couldn’t qualify a buyer. Leadership hasn’t closed a deal since 2019.
We keep the roster deliberately small. The brokerage’s share of every deal gets reinvested into the things that actually move production — paid media, listing presentation, underwriting support, and an office you’d bring a client to. The rest stays with you.
No perks-page padding. Eight things we put behind every CitiBloc agent.
Tiered, transparent, disclosed on the first call. Bring your last 12 months and we’ll model it live.
Custom photo shoot, written brochure, paid distribution plan. Every listing. No template farms.
Paid social, content, and PPC pipelines routed by submarket and asset class — not by lottery.
CRM with pipelines pre-built, deal-room tooling for commercial closes. We pay the licences.
Vaughan. Real boardroom, real conference table, real espresso machine. Bring the client.
Editorial brand standard. Your card, your listings, your social — all of it looks like it should.
Weekly deal review with the senior team. Underwriting help, negotiation tactics, deal narrative.
Trust accounting, deal processing, RECO compliance, agreement drafting. You’re not the bookkeeper.
Not every brokerage is bad — but most are built for a different kind of agent than the one reading this.
301 Chrislea Rd, Vaughan. The door is open, the back office is already done, and the person on your file sits at a desk you can see.
Every application is read by the Broker of Record — not a recruiter, not an assistant. If there’s a fit you’ll hear back within two business days. If there isn’t, you’ll hear that too, with a reason.
Applications go to the Broker of Record and nobody else. We don’t call your current brokerage, your team lead, or your manager. If we move forward, we plan the transition with you — including timing around deals already in flight.
Tiered, transparent, and disclosed on the first call. We don’t publish exact numbers because they’re calibrated to your production and practice area — but the floor is competitive with what senior agents see at the major franchises, and the ceiling is well above. Bring your last 12 months of trade records and we’ll model it live on the call.
No desk fees, no monthly minimums. There is a flat per-transaction admin fee that covers compliance, deal processing, and back-office support — fully disclosed in the agreement before you sign. Listing marketing budget is separate and provided by the brokerage.
That depends on your independent contractor agreement with your current brokerage. We’ve helped agents navigate this before, including timing the move so in-flight files close cleanly under the existing brokerage. We’ll map it out with you before anything is signed.
Yes. We’re licensed across Ontario with agents working Hamilton, Kitchener-Waterloo, and Ottawa. The office is in Vaughan but the brokerage is provincial.
Not at all. Our centre of gravity is commercial, but we run a real residential practice and several of our agents are residential-only. If you’re producing in either lane, you’re a fit.
Honest answer: probably not yet. We bring on a small number of agents a year and we hire on production. Send a note when you have 12 months of stronger results behind you — we keep applications on file and we do circle back.
If we’re not a fit you’ll know in five minutes — and you’ll still walk away with a sharper read on your own brokerage.
